T-32 is an area in North Park at the corner of Thorn Street and 32nd Street… Have you heard of the “SO-NO Chili Cook-off”? (that’s it)
It’s a commercial zone of about 100 ft in all directions, and it is the hub of this little neighborhood. It has a number of shops, stores and restaurants, from “Ripe” Produce Market, to “Santos” Coffee•Teas•Dessert, and of course Thorn Street Brewery to name a few. This project will be built on the last remaining commercial un-built upon lot . (the lot is only 25 foot wide)
These drawings represent on-going changes to the design of this project, our new house. Subtle interior modifications continue to be flushed out. Exterior material changes continue as well, all in a desire to address, refine, and complement the neighborhood aesthetic.
The property is on the edge of the zone, and thus one property line abuts the Residential zone. The Commercial zone requires a 0′ setback, while the Residential zone requires a 10′ setback, and because the lot abuts the residential zone this lot is required to have a 10′ on that property line… thus the long outdoor, courtyard like space shown in some of the renderings. Another example of how in design, a potential restriction (problem) can become an asset to the project (as well as to the neighbors). Our dogs like it too.
